With our background as award winning architects and builders, our expert team will assess your land free of charge to determine its suitability for residential use.

If the site passes the initial inspection, we will undertake a full land assessment taking into consideration planning, impact on neighbours, land values, construction and sales.

Our process is designed to remove the stress and risk from selling land, and once an option is agreed with us, we take it from there.

About us

We are experts in the property industry with 25 years experience, designing, building and developing homes across the UK.

We are architects and our work has won many accolades and awards including The Royal Institute of British Architects (RIBA) House of the Year award (as seen on Grand Designs).

We specialise in small sites, and our mission is to play our part in helping to solve the housing crisis, a few homes at a time, being mindful of the climate emergency.

We work with house owners who may have large, underused gardens, applying expertise and doing the hard bits (planning, funding etc.) so that unloved gardens and brownfield sites can be brought to life, creating new homes in the process.

Land required

With design studios in London and Liverpool, we tackle sites around the UK. We have gained planning for homes in Devon, Somerset, Norfolk and the Home Counties in addition to London, and other locations.

We are interested in gap and infill sites for one or two homes, or larger pieces of land for several homes, so if you have land you would like to discuss, we would love to hear from you. We only consider land without planning.

How it works

We work with landowners to help achieve the maximum value for their land. We provide the expertise and funding to evaluate the site, carry out due diligence, gain the necessary consents including planning permission and manage the whole process, through to a successful land sale

Our services are provided at no cost to the landowners.

Our process

Stage 1 Site meeting

We visit your site to carry out a due diligence inspection and talk through any issues. Our architects will assess the site for suitability, and we will develop a land appraisal leading to a valuation. All costs are covered by Homeworks.

Stage 3 Complete purchase

On receipt of successful planning consent, the land owners are paid the fee set out in the options agreement.

Stage 2 Option agreement

If the site is suitable, we will make an offer to buy the land and set up an option agreement, setting out the details. Once the offer is signed, we will submit planning on the land as quickly as possible. All costs are covered by Homeworks.

Stage 4 Construction

As soon as possible, the land will be developed in accordance with the agreed plans.
